Buying on the Front Range

Find the right town before you find the right house.

Most buyers start with listings. The smarter move is to start with the place. Two towns 20 minutes apart can feel completely different to live in, and the costs that matter most (metro district taxes, HOA dues, insurance, wells, winter roads) never show up in the listing photos.

That is why every buyer I work with starts with a free Buyer Strategy Session. We figure out where you will actually be happy, then we go find the house.

What we cover

Your area education, in one conversation

01

Where you will fit

Suburb, foothills, acreage, or mountain town. We match the place to your commute, your weekends, and your budget.

02

What it really costs

Mill levies, metro districts, HOA dues, wildfire insurance, wells and septic. The numbers that change your monthly payment.

03

How long it takes

Real drive times at real times of day to the places you go most, so there are no surprises after you move.

04

Your search plan

Price range, must-haves, timeline, and introductions to lenders and inspectors I trust, plus alerts so you see new homes first.

How it works

From first call to keys

  1. Book your session

Pick a time. Video works great if you are moving from out of state.

  2. Get your shortlist

You leave with your best-fit towns, the real costs, and a custom alert running.

  3. Tour and win

When you are ready, we tour the homes that fit and write an offer built to win.

FAQ

Good questions

Does the strategy session cost anything?

No. It is free and there is no obligation.

Do I need to be pre-approved first?

No, but it helps. If you are not yet, I can introduce you to lenders I trust.

I am moving from out of state. Can we do this remotely?

Yes. Most sessions happen by video, and I can tour homes live on video when you cannot be here.

Do I have to sign anything?

Not for the session. Before we tour homes together, we sign a written buyer agreement that spells out my services and how I am paid, which is standard practice.

What if I am looking in a ski town?

I will connect you with an agent I trust in that market and stay in your corner the whole way.
