Living in Deer Valley
What it's like to live in Deer Valley
Deer Valley is not a separate town. It is the resort and the neighborhoods around it, starting just outside downtown Park City at Snow Park and climbing to Silver Lake and Empire Pass. Since late 2024 it has added a second front door, Deer Valley East Village, off US-40 near the Jordanelle Reservoir in Wasatch County. The resort is ski-only, hosted 2002 Olympic events, and turns into a mountain biking and concert venue in summer.
The expansion is real and still underway. The resort says it has added 11 lifts since December 2024. Hail Peak Express opens for winter 2026-27 with 200 acres and 7 runs, and the East Village Lodge and Park Peak Lodge are planned for winter 2027-28. Homes range from condos at Snow Park to ski-in/ski-out homes and condos at Empire Pass. In the trailing year to March 2026, Lower Deer Valley condos had a median near $2.85 million, per the Park City Board of Realtors.
This is a top-of-market place, and the costs follow. Second homes pay Utah property tax on full value. Many buildings carry HOA dues and private club fees, and nightly rental rules depend on the zone, the HOA, and which county you are in. East Village is still a construction zone. I live on the Front Range in Colorado, so for Deer Valley I team up with a local Utah agent I trust and stay with you through the whole move.
