Living in Park City

What it's like to live in Park City

Park City started as a silver camp in the 1870s, nearly emptied out by the 1950s, and came back as a ski town when Treasure Mountain opened in 1963. Today Main Street still has its mining-era buildings, and Park City Mountain's base sits right at the edge of town. Free buses and the Main Street Trolley make it easy to skip the car. The Sundance Film Festival ran here from 1978 through 2026 and is moving to Boulder after that.

Homes inside city limits are expensive. The Park City Board of Realtors reported a Q1 2026 single-family median of about $4.0 million and a condo median of about $2.4 million for Park City proper. Old Town has historic homes and condos close to Main Street. Park Meadows and Thaynes lean toward single-family homes on bigger lots.

Be clear-eyed about the costs. Second homes pay Utah property tax on full value, not the 45 percent a primary home pays. Nightly rentals need a city license and are limited by zone and HOA rules. Only about 12 percent of the town's workers live in town, and most commute in from outside Summit County. I live on the Front Range in Colorado, so for Park City I team up with a local Utah agent I trust and stay with you through the whole move.
