Living in Snowmass Village

What it's like to live in Snowmass Village

Snowmass Village sits in the Brush Creek Valley, which ranchers settled around 1910. The ski area opened in 1967 and the town incorporated in 1977. Life centers on the mountain, Base Village, and the Snowmass Mall, with free village shuttles and buses to Aspen. Summer brings the rodeo, mountain biking, and the Rim Trail.

Most of the housing stock is condos and townhomes near the slopes, plus single-family neighborhoods spread across the hillsides. Several of them, including Wood Run, Ridge Run, The Pines at Owl Creek, Two Creeks, and The Divide, have ski-in/ski-out access. The Aspen Times reported in April 2026 that the 2025 median sale price in Snowmass Village was $8.25 million for a single-family home and $2.09 million for a condo.

Buyers pay a 1.0% town real estate transfer tax, and parts of Base Village add another 1.0%. Short-term rentals need a town business license and a permit, and permits now renew every April 30. Condo and HOA dues can be high near the slopes, so ask for them early. I live on the Front Range, so for Snowmass I team up with a local agent I trust and stay with you through the whole move.
