Living in Park City & Deer Valley
What it's like to live in Park City & Deer Valley
Park City is an old silver-mining town in the Wasatch Mountains that turned to skiing in the 1960s. It sits about 32 miles east of downtown Salt Lake City on I-80, and it hosted ski events at the 2002 Olympics. Two big resorts frame the area: Park City Mountain, linked to Canyons Village since 2015, and Deer Valley, which more than doubled its terrain starting in late 2024. Summers bring trails, concerts, and mountain biking, so it works year-round, not just in ski season.
Most of the market sits in a few zones. Inside Park City limits, the Park City Board of Realtors put the Q1 2026 single-family median at about $4.0 million and condos at about $2.4 million. The Snyderville Basin ran lower, about $2.87 million for houses and $925,000 for condos. If you need a lower number, Heber Valley was about $1.29 million and Kamas Valley about $735,000 for single-family homes in the same report.
The tradeoffs are real. Utah taxes a primary home on 45 percent of its value, but second homes pay on full value. Nightly rentals need a license and are only allowed in certain zones and HOAs. Winter means storms on I-80 through Parleys Canyon, and many workers commute in from outside Summit County. I live on the Front Range in Colorado, so for Park City I team up with a local Utah agent I trust and stay with you through the whole move.
