Living in Beaver Creek
What it's like to live in Beaver Creek
Beaver Creek is a resort community just south of Avon. The ski area and its first hotel opened for the 1980 to 1981 season. It is not a town. It is an unincorporated part of Eagle County, and the mountain runs on White River National Forest land under a permit. The resort has three villages: Beaver Creek Village, Bachelor Gulch, and Arrowhead.
Homes here are mostly high-end: condos, townhomes, and large single-family homes, many tied to the lifts. Bachelor Gulch has true ski-in, ski-out homes and its own lift by the Ritz-Carlton. Arrowhead is gated, with lifts and golf close by. Beaver Creek Village holds the Vilar Performing Arts Center and an outdoor ice rink.
Expect high prices and HOA or club dues. Eagle County does not license short-term rentals, but the Beaver Creek, Bachelor Gulch, and Arrowhead HOAs require registration. Summers are quieter than Vail, and winter traffic up the valley from Avon can stack up on busy days. I live on the Front Range, so for Beaver Creek I team up with a local agent I trust and stay with you through the whole move.
