Living in Edwards

What it's like to live in Edwards

Edwards is an unincorporated community on the Eagle River west of Avon, governed by Eagle County. It is the largest year-round community in the valley. The Riverwalk is the town center, with a movie theater, restaurants, and shops. Battle Mountain High School, a hospital campus, and Colorado Mountain College are here too.

Homes range from duplexes, row houses, and lofts in Miller Ranch to single-family homes in Homestead and Singletree. Cordillera, up the hill to the west, has five neighborhoods and three championship golf courses. Arrowhead, at the west end of Beaver Creek, also uses an Edwards address. You trade a 10 to 20 minute drive to the lifts for more space and a more local feel.

Because Edwards is not a town, there is no town short-term rental license, but many HOAs set their own rules. Some neighborhoods sit on steep hillsides with wildfire exposure and winter driving to match. Golf and club communities can carry high dues. I live on the Front Range, so for Edwards I team up with a local agent I trust and stay with you through the whole move.
