Living in Keystone
What it's like to live in Keystone
Keystone became a town on February 8, 2024, after residents voted to incorporate in 2023. It grew up around Keystone Resort, first built in the 1970s, with three mountains: Dercum Mountain, North Peak, and The Outback. It has the only night skiing in the area, and Arapahoe Basin is about 10 minutes away. In summer people paddle on Keystone Lake and play the golf courses.
Most homes are condos and townhomes around River Run and Mountain House, with single-family homes in Keystone Ranch and West Keystone. The county assessor's review of sales from July 2022 to June 2024 put the single-family median for the Keystone area at about $2.4 million, as reported by Summit Daily. Many condos sit in buildings with HOA dues and their own rental rules.
Keystone is in the Resort Overlay Zone, and the town has no cap on short-term rental licenses. A license costs $285 a year, does not transfer to a new owner, and a 2 percent town lodging tax started in January 2025. Your HOA can still restrict rentals, and homes just outside the town line follow county rules, so check the parcel. I live on the Front Range, so for Keystone I team up with a local agent I trust and stay with you through the whole move.

FAQ
Keystone questions, answered
How far is Keystone from Denver?
About 90 minutes from Denver International Airport via I-70 in good conditions. Allow more time on winter weekends and in storms.
Can I short-term rent a home in Keystone?
Generally yes. The whole town is in the Resort Overlay Zone and there is no license cap. A license is $285 a year and does not transfer on sale, and HOAs can still restrict rentals. Confirm with the Town of Keystone.
Is Keystone its own town now?
Yes, since February 8, 2024. Homes just outside the town boundary still follow Summit County rules, so check the parcel before you buy.
How high is Keystone?
The resort base is about 9,280 feet and the top is about 12,408 feet.
Which schools serve Keystone?
Summit School District RE-1. Confirm the school for any address with the district.
Can I live in Keystone year-round?
Yes, but much of Keystone is built around the resort, and many units are second homes. Silverthorne, with more than 130 shops, is close by for bigger errands.
