Living in Jackson Hole
What it's like to live in Jackson Hole
Jackson Hole is the valley under the east face of the Teton Range in northwest Wyoming. Less than 3% of Teton County is private land, and the rest is national park, national forest, and refuge. The Town of Jackson is the year-round hub, and Teton Village sits about 12 miles northwest at the base of Jackson Hole Mountain Resort. Winters are long and snowy, summers bring heavy park traffic, and spring and fall are quiet.
Homes range from condos and townhomes in town and at Teton Village to single-family homes in South Park and on the West Bank, plus large ranch properties. It is one of the priciest markets in the country. Engel & Völkers Jackson Hole reported a median sale price of about $2.995 million across all Teton County sales in the first half of 2026 (report as of July 2026). There is also a deed-restricted workforce housing system run by the Teton County Housing Department, with resale appreciation capped.
The tradeoffs are real. Cost is the big one, and short-term rentals under 31 days are banned in most of the county outside a few areas like Teton Village. Teton Pass closes in winter for avalanche control, and since January 2025 all private land in the county sits inside the wildfire code boundary.
